General Terms and Conditions (GTC) of VILLA VALS
Lessor: stohomes AG, Sonnenbühlstrasse 7, 8305 Dietlikon
Address of the rental property: Villa Vals, Rota Härd, Poststrasse 38, 7132 Vals, Switzerland.
In the conditions below, the "lessor" is Villa Vals and the "lessee" is the person who made the booking. By booking and paying the deposit, the lessee agrees to these general terms and conditions.
A contract is only concluded with the proper booking and down payment. The lessor reserves the right to cancel bookings within 14 days of booking. In this case, the lessee will receive a full refund of the deposit.
The lessor will only confirm a booking if he has received a proper booking and a deposit of CHF 500 from the lessee. The lessor reserves the right to refuse bookings. In this case the deposit will be refunded within 5 days.
The balance must be paid at least 8 weeks before departure. If we have not received the remaining amount by the due date, the lessor is entitled to cancel the booking and withhold the first deposit.
If a booking is made less than 8 weeks before the start of the journey, the entire remaining amount including the deposit must be paid within 7 days.
4. Changes / cancellations by the lessor
Should the landlord be forced to cancel the booking due to circumstances beyond his control or due to sales of the property, the deposit received from lessee is fully refundable. The lessor is not liable for any claims for damages, nor for the reimbursement of travel expenses already made.
5. Cancellation by the lessee
It is agreed that in case the lessee wants to cancel the booking in whole or in parts, or that the booking is canceled by us due to non-payment, we are entitled to the following percentage of the travel price:
8 weeks or more before the start of the journey - Deposit (500CHF);
8-4 weeks before departure - 50% of the booking amount;
4 weeks before departure date - 100% of the booking amount.
Cancellations must be made in writing by email and will be confirmed by us.
6. Object & Behavior
The lessee commits to treat the property with care and to use its contents and facilities in an appropriate manner. Leave the property and inventory in a clean and tidy condition, just as you would like them to be. On departure, the refrigerator and dishwasher must be cleared out and the sheets must be removed from the beds. The final cleaning is included in the rent.
If the lessee wants to have the Villa Vals cleaned during the visit, we would be happy to make an offer.
The lessee commits to behave considerately towards the neighbors and
to respect their peace and privacy at all times.
Smoking in the house, in the tunnel and in the stable is not permitted. If you want to smoke outside, please do not throw cigarette butts on the terrace or in the garden!
Organizing parties is not permitted. The removal of unnecessarily heavy pollution and disorder will be charged to the guest according to expenditure.
The lessee only lives in the Villa Vals with the number of people declared in the booking. If additional guests live in the house, this must be reported to the lessor in advance. Additional guests will be billed to the tenant according to the applicable rate
The Deposit is CHF 1000 (€ 1500 for commercial / special rentals) and will be pre-authorized (not debited) on your credit card during your stay. In the event of damage of any kind to the property or its inventory, the costs for restoration, replacement and reinstallation will be charged to the deposit.
The lessor offers the property as it is shown in the media channel in which the booking is made. Villa Vals has many stairs, some of which are steep, and is therefore not handicapped accessible and only partially suitable for small children. The parents are responsible for the safety of the small children during their stay at Villa Vals. The lessor is not liable for death, serious injuries or illnesses that occur during the stay. The lessor also assumes no liability for the failure of the supply of water, electricity, internet and electrical devices, although he will do his best to solve the problem. If the lessee has a problem during his stay, he should get in touch with the contact person immediately. Complaints that are reported after departure cannot be considered.
The lessor is not liable for personal items in the event of theft, fire or storms.
Any claims by the tenant against the lessor are limited to the total amount of the rent.
The lessee receives the contact information of the local representative shortly before the start of the stay.
